About Us - Rick Armalavage

Rick graduated from Indiana University in 1976 with a Bachelor of Science Degree in Real Estate Administration. Since 1978, Rick has appraised properties, developed properties, sold properties and provided advisory solutions for complex properties throughout Southwest Florida.

In 1987, Rick obtained his MAI designation with the Appraisal Institute. He maintained his appraisal practice through about 2001, and has been consulting and developing since then. His wife, Geri, still oversees the appraisal practice.

Rick is highly regarded as an expert in real estate analysis throughout Southwest Florida. He established a reputation as having in-depth knowledge while placing honesty and integrity as his core beliefs. Through the years, Rick has worked with hundreds of banks, attorneys, and private owners. He consulted with many of the leading developers in Southwest Florida including The Lutgert Company, WCI Properties, Gulf Bay Development Group, Stock Development Company, Bonita Bay Properties, Signatures Communities, and many others.

Rick brings extensive experience in a wide variety of property types and has been closely involved with every aspect of development including programming, sales and construction. A partial list of Rick's skills are highlighted below.

  • Acted as Expert Witness in valuations, market analysis and forecasting.
  • Advised banks, property owners, and developers regarding zoning, planning and plan coordination activities.
  • Advised banks and property owners in troubled asset workouts.
  • Assist developers or property owners with strategic marketing plans.
  • Assist developers and builders with plan creation and product pricing.
  • Has put together sales program for large, single owner assets and has successfully negotiated sale agreements.
  • Has developed both commercial and residential properties in Southwest Florida. Activities included procurement of zoning approvals and development entitlements.
  • He has established both sales and leasing programs for commercial and residential properties.
  • Is an active Real Estate Broker in the State of Florida.
  • Rick is currently a State-Certified General Appraisal in the State of Florida.
  • Rick is currently an active MAI Member of the Appraisal Institute. He has completed the requirements of the continuing education of the Appraisal Institute for the current cycle.
